In Scotland, tenements are a defining feature of our towns and cities, from the grand sandstone buildings of the 19th century to modern apartment blocks of today. Under the Tenements (Scotland) Act 2004, a tenement is defined as a building (or part of one) that:

Contains two or more flats, at least two of which are designed to be owned separately, and are divided horizontally (for example, one flat above another). Types of Tenement Buildings come in many forms, including:

  • Traditional sandstone tenements (2–5 storeys), built between 1840 and 1919, often with shop units at ground level and flats above.
  • Four-in-a-block homes, built between the World Wars by local authorities or private builders, sometimes with side or rear access staircases.
  • Converted townhouses or older commercial buildings, pre-1919, now subdivided into multiple flats.
  • Post-war and modern multi-storey blocks, including deck-access or maisonette-style properties, many owned or managed by Registered Social Landlords.
  • Contemporary private apartment blocks, built from the post-war period right through to today, even newly constructed flats still fall under the definition of a tenement.
